Asbuilt surveys document what has actually been constructed  capturing the final locations and levels of infrastructure, buildings, and environmental controls. They are the official record needed to enable council signoff, asset vesting, and title issuing.

We approach asbuilts with a compliance mindset: not just collecting the data, but formatting it exactly the way councils and asset owners require. Our surveyors are typically involved earlier in the project  which means they know what to look for, already hold the control data, and can identify deviations from design that need to be documented and resolved before the certification package is submitted. Closing out a project cleanly is just as important as starting it well.

What is an as-built survey?

An as-built survey records the actual positions and levels of structures and infrastructure as constructed, rather than as designed. It creates a permanent record that confirms what was built, where it is, and at what level. As-built surveys are used for consent compliance, council vesting, insurance, and future maintenance.

Why are as-built surveys required?

Resource consents, subdivision consents, and building consents often include conditions requiring as-built surveys to confirm that what was built matches the approved design. Councils require as-built surveys before vesting infrastructure. Insurance companies may require them for high-value structures. They are also essential for ongoing maintenance of buried services.

Who typically requests an as-built survey?

Consent authorities require as-builts as a condition of consent. Civil contractors provide them to developers to confirm they have built to design. Developers provide them to councils as part of the infrastructure vesting process. Engineers use them to certify completion of works to the required standard.

Can Orogen provide as-built surveys for buried infrastructure?

Ideally we locate and survey stormwater pipes, wastewater pipes, water mains, and other buried services after they are installed and before backfilling where possible. The resulting as-built plan shows the pipe invert levels, diameters, materials, and manhole or access chamber positions. We can use a third-party locator using electromagnetic detection for existing buried services.

How quickly can Orogen complete an as-built survey after construction?

Most residential and small commercial as-builts are completed within five to ten working days. Larger infrastructure as-builts on subdivision projects may take longer. If you have a consent deadline or a settlement date driving the timeline, tell us upfront and we will plan the survey accordingly.

What format does Orogen deliver as-built data in?

We deliver a PDF plan for council or consent authority submission and a DXF or DWG digital file for your records or for use by future engineers. LandXML output is available for projects where the council requires digital infrastructure data. We confirm the required format with you before starting the survey.

How does an as-built survey support the consent compliance process?

As-built surveys provide the documentary evidence that consent conditions relating to the position, level, and specification of constructed works have been met. Without an as-built survey, your engineer cannot certify completion and the council cannot issue the s224c or code compliance certificate.
