Setout surveys transfer the design from plans onto the physical site; placing pegs, marks, and reference lines that tell the contractor exactly where to build. Every element of a construction project depends on accurate setout. A foundation in the wrong place, a pipe at the wrong level, or a wall off alignment creates rework that is always more expensive than the survey that would have prevented it.

Our setout surveyors are experienced in construction environments and treat accuracy as non-negotiable. We double-check our own work, provide clear setout sketches for site crews, and stay available throughout construction to answer queries and re-establish marks when they are disturbed. The goal is a first-time-right build and that starts before the contractor breaks ground.

FAQ

Every site is different and there can be a lot of moving parts, but the questions are often the same. Here's what clients ask us most.

What is a setout survey?

A setout survey marks positions on the ground that correspond to points on an approved design, such as building corners, pile locations, road alignments, or service trenches. It translates the designer's plans into physical marks that the construction team can build to. Accurate setout is the link between design and construction.

Why does setout accuracy matter so much?

A building or structure placed in the wrong position relative to its legal boundary or the approved design can result in enforcement action, costly demolition, or legal liability. On civil projects, inaccurate setout can cause alignment issues that propagate through the whole project. Orogen's surveyors take responsibility for the accuracy of what goes in the ground.

When should I bring Orogen in for setout?

Before any physical construction starts. We need to review the design plans, confirm the datum and coordinate system, and liaise with the engineer or architect before placing any marks. Rushing the setout stage to save time often creates problems that take far longer to fix.

Can Orogen provide setout across multiple buildings or stages?

Yes. We set up a consistent survey control framework at the start of a project that all subsequent setout work references. This ensures that each building or stage is correctly positioned relative to the others and to the legal boundaries, regardless of how much time passes between stages.

How does Orogen coordinate with the construction team during setout?

We work directly with the site foreman or project manager to confirm what marks are needed, when they are needed, and how they should be protected from construction activity. We also provide a marked-up plan showing the setout so the team has a clear reference while building.

What happens if something is built in the wrong position?

If an error is discovered early, it can often be corrected before the next stage of construction. If discovered late, the options are more limited and expensive. Orogen's setout reduces this risk by verifying marks before construction proceeds and providing documentation of what was set out and when.
