Residential setout marks out the position and height of a new house, extension, or other building on your site  giving the builder precise reference points for footings, formwork, and floor levels. It is also the basis for Building Location Certificates required by many councils at foundation stage.

Building in the wrong location, or at the wrong height, is an expensive mistake to correct after concrete has been poured. Councils require confirmation that a new building sits within approved setbacks and at the correct floor level particularly in flood-prone areas where minimum floor heights are mandated. Getting setout right on day one keeps the path to Code Compliance clear.

We work from the architectural or building consent plans to establish the building location on site relative to the boundaries, and place pegs or nails at key building corners and gridlines. We can provide site datums showing the finished floor height relative to existing ground. We provide the builder with a clear setout plan showing what each mark represents and how to use it.

We are able to provide this setout plan to Council along with a certificate from a Licensed Cadastral Surveyor confirming that the building has been set out in the correct design position, relative to the boundaries.

What does a residential dwelling setout involve?

We mark the corners of the proposed building on the ground using pegs, nails, or other durable marks, referenced to the legal boundary of the property. The setout plan shows the builder exactly where the building is positioned relative to the boundary and any other site features. This is the reference the builder uses to establish foundations and formwork.

When should I book Orogen for residential setout?

Before any excavation or foundation work begins. We need the approved building consent plans and the proposed building position before we can carry out the setout. Booking us at least a week before you need the marks on the ground ensures we can fit your programme.

What information does the builder need to provide before Orogen can do a setout?

We need the building consent plans (or architect's plans) showing the proposed position of the building on the site, the legal description of the property, and a contact for access. If the existing boundary marks are missing or have been disturbed, we may need to reinstate them before the setout can be completed.

How long does a residential setout take?

Most residential setouts are completed in half a day on site, with the setout plan issued the same day or the following day. For more complex sites or buildings with unusual geometry, allow a full day.

What happens if the property boundaries are not where the plans show?

Boundary discrepancies do occur, particularly on older properties or where original survey marks have been disturbed. If we find a discrepancy during setout, we will contact you and the builder before placing any marks, and advise on the best course of action. It is always better to resolve this at the setout stage than after the foundation is poured.

Does Orogen provide a setout certificate?

Yes. We provide a setout plan confirming the positions marked on the ground and their relationship to the legal boundary. This document is accepted by councils and can be submitted with building consent documentation where required.
